Asmodeus Studio – Adult-Only Private Holiday Let (UK)

1. Definitions
- “Property” refers to Asmodeus Studio and all internal and external areas.
- “Guest(s)” refers to the individual making the booking and all persons staying at or entering the Property during the booking period.
- “Owner” refers to the legal owner/operator of Asmodeus Studio.
- “Booking Period” refers to the dates confirmed in writing at the time of reservation.
2. Adult-Only Policy
2.1 The Property is strictly 18+ only.
2.2 By making a booking, the Lead Guest confirms that all Guests are aged 18 years or over.
3. Nature of the Property
3.1 The Property contains specialist adult-themed furniture, equipment and BDSM-related apparatus.
3.2 The Property is provided as self-catering holiday accommodation only.
3.3 The Owner does not provide supervision, instruction, training, or safety guidance in relation to the use of any equipment.
4. Assumption of Risk & Guest Responsibility
4.1 Guests acknowledge that certain activities which may be undertaken at the Property involve inherent risks, including but not limited to physical injury or emotional distress.
4.2 All Guests use the Property and any equipment entirely at their own risk.
4.3 Guests accept full responsibility for:
- Their own safety and wellbeing
- The safety and wellbeing of other Guests
- Ensuring that any activities undertaken are consensual, informed, and legal
- Ensuring they are physically and mentally capable of undertaking any activities
4.4 The Owner shall not be liable for:
- Injury or loss arising from misuse of equipment
- Injury arising from consensual adult activities
- Accidents resulting from failure to follow basic safety practices
- Loss or damage to personal belongings
4.5 Nothing in these Terms excludes liability for death or personal injury caused by the Owner’s negligence, fraud, or any matter that cannot be excluded under UK law.
5. Equipment Use
5.1 All equipment is provided as-is for private recreational use.
5.2 Guests must inspect equipment before use and must not use any item they believe to be unsafe.
5.3 Guests must not modify, tamper with, or misuse equipment.
5.4 Any damage to equipment must be reported immediately.
5.5 The Owner reserves the right to charge for repair or replacement of damaged items.
6. Cleaning & Hygiene
6.1 Cleaning products and basic sanitation supplies are provided.
6.2 Guests agree to maintain reasonable hygiene standards during their stay.
6.3 Additional cleaning fees may apply if the Property is left in an excessively soiled or hazardous condition.
7. Conduct
7.1 All activities must comply with UK law.
7.2 Non-consensual, exploitative, coercive, or illegal activities are strictly prohibited.
7.3 The Property must not be used for commercial filming, organised events, or ticketed parties without prior written consent.
7.4 The Owner reserves the right to terminate a stay without refund if these Terms are breached.
8. Damage & Security
8.1 The Lead Guest is financially responsible for all damage caused during the Booking Period.
8.2 A security deposit (if applicable) may be retained in part or full to cover damages.
8.3 Guests must secure the Property when leaving.
9. Occupancy Limits
9.1 The maximum overnight occupancy of the Property is four (4) persons, unless expressly agreed otherwise in writing by the Owner.
9.2 Unauthorised additional Guests may result in immediate termination of the stay.
10. Insurance
10.1 Guests are strongly advised to obtain appropriate travel and personal insurance.
10.2 The Owner’s insurance does not cover Guest injuries arising from voluntary activities undertaken at the Property.
11. Check-In & Check-Out
11.1 Check-in and check-out times will be confirmed in booking correspondence.
11.2 Late departure without agreement may incur additional charges.
12. Cancellation Policy
12.1 Cancellations must be made in writing by the Lead Guest.
12.2 Up to 14 days (2 weeks) before check-in:
50% of the total booking cost will be refunded.
12.3 Within 14 days of check-in:
Bookings are non-refundable.
12.4 If the Property becomes unavailable due to circumstances beyond the Owner’s control, liability is limited to a full refund of monies paid.
13. Force Majeure
The Owner shall not be liable for cancellation or disruption caused by events beyond reasonable control, including but not limited to extreme weather, government restrictions, power outages, or other unforeseen events.
14. Privacy & Discretion
14.1 Guest confidentiality and discretion are respected.
14.2 Guest information will be handled in accordance with applicable UK data protection laws.
15. Governing Law
These Terms shall be governed by and construed in accordance with the laws of England and Wales.
Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
16. Acceptance
By confirming a booking, the Lead Guest confirms that they:
- Have read and understood these Terms & Conditions
- Accept full responsibility for all Guests
- Agree to be bound by these Terms
